For the month of June, 3 homes sold compared to 11 last year, a decrease of 72%. The average sales price was $325,833 versus $523,273 in 2008, a decrease of 37%. Median sale price declined to $295,000 from $345,000 a year ago, down 14%. Average days on market was 217, down from 252 last year.
Condominiums
For June, 3 sold during the month compared to 8 last year, a decrease of 62%. Average sales price increased from $165,675 to $261,500, up 58%. Median sale price also increased to $254,500 from $128,200 in 2008. Average days on market was 278, up from 192 last year.
Lots/Acreage
For June, 6 sales closed compared to 17 last year, down 64%. Average sales price was $37,000, versus $121,941 in 2008, down 69%. Median sale price was $35,000 compared to $57,500 last year. Average days on market was 274 compared to 244 last year.

July saw a good rise in sales, to 14 units from 9 in June. Average sale price was $559,812, up from $431,667 in June. Average Days on Market was 242, down from 275 in June. These numbers are also substantially better than July, 2009, when 5 homes sold, at an average price of $311,800, and DOM of 295.
Condos
Only 3 condo units sold in July, with an average price of $207,333 and days on market 236. 6 units sold in June, with an average sale price of $360,555 and average days on market 459. In July, 2009, 2 condos sold, with an average price of $168,000 and DOM 296.
Lots/Land
As in June, 7 lots sold in July. Average price was $69,786 and Days on Market 353. Last year, for July, 2009, 15 lots sold, at an average price of $113,300 and DOM 226.

Condos
6 units sold in June, with an average sale price of $360,555 median price of $322,250, and average days on market 459. The number of sales has stayed steady this year. Prices have fluctuated widely because of the small number of sales. The same is true of days on market.
Lots/Land
7 lot sales closed in June, with an average sale price of $40,500, median price of $33,500, and average days on market 263. As with condos, land sales have held steady this year. Prices and days on market have fluctuated considerably.

The other evening we were invited to Annaly Mill for one of St. Croix’s food and wine experiences. This was the Cork & Fork, an intimate dining experience with a celebrity chef and winemaker. The featured chef was renowned Iron Chef winner Kevin Rathbun, the featured winemakers were Kathy and Kent Rosenblum of the celebrated Rosenblum Cellars.
We drove out into the rainforest and arrived at Annaly Mill around sunset. The renovated sugarcane mill was bigger than I expected, about 4 stories high with very thick walls. There were glimmering tiki torches, lush plants and flowers, stone walls and a moist tropical breeze to top off this special night’s ambiance. The feeling was of another time and place… old world, working mill, charming, tropical.
We were greeted by the hosts and introduced to Kevin, Kathy and Kent right away. This was going to be a fun evening! With a glass of Kathy’s Cuvee Viogner in hand we wandered around the mill, the home and the manicured grounds of Annaly Mill. Right in the center of the mill the main dining room was charmingly decorated with white linens, Danish china, candles, and sparkling silver. The long table was set for sixteen. Before dinner was served we climbed the winding stairs to the tip top of the mill where one could see for miles, past mountains and valleys right out to the ocean.
A toast was made in honor of this charitable event and dinner was served. We enjoyed an incredible five courses with different wines chosen for each course. Kevin Rathbun and his team served one delicious course after another while Kent Rosenblum explained why each wine was chosen to compliment each particular dish. Kent also had interesting stories and entertaining history about wine making. We had lots of laughs, interesting guests, and heard many “oohs and ahhs” about the amazing foods and wines.
